A COORDINATED PROFESSIONAL TEAM
Planning decisions rarely turn on a single discipline. We bring the relevant specialists into one coordinated team.
Disciplines we coordinate
One brief, one point of contact, one coordinated submission.
A planning proposal can involve heritage, ecology, drainage, transport, energy, noise and other specialist considerations. These disciplines influence one another. We bring the relevant consultants into a coordinated project team so that advice and reports develop alongside the planning strategy and design.
We agree the project objectives, current design information and evidence needed. Each specialist understands the proposal they are assessing and how their work relates to the wider submission.
When a finding affects another part of the proposal, we coordinate the discussion between the relevant consultants and design team. The aim is to resolve dependencies and make recommendations work together.
We coordinate the agreed planning scope and explain the decisions, information and next steps needed from you. Each consultant retains responsibility for their professional work, with fees and deliverables defined in the appointment.
How our consultants collaborateVALIDATION GUARANTEE
If the council declares your application invalid because a supporting document we scoped and prepared is missing or falls short of its validation list, we prepare or amend that document at no charge.
An invalid application can add weeks to a programme. Because each report is scoped against the same drawings and the council's validation list, we take responsibility for the supporting documents as a coordinated set. Validation is not planning approval: it confirms the council has the information it needs to assess the proposal.
The guarantee covers the supporting documents listed in our written appointment. It does not cover drawings prepared by others, application fees, ownership certificates or forms, information you were asked to supply and did not, or validation requirements introduced or changed by the council after submission. We need the council's invalidation notice within 14 days of receipt.
SITE RESEARCH
Enter the site postcode and choose the address. We identify the council and the site's planning constraints, then set out the reports the council is likely to expect, the policy behind each and an indication of cost. The research is free to use and is a guide rather than formal advice.
PROJECT PACKAGES
For common project types, the planning work and the usual specialist reports can be appointed as one package, with a fixed fee confirmed once we have reviewed your drawings.

What's includedWHO WE ADVISE
The same care applies to every instruction, whether it concerns a single house or a development site. What changes is the scope of advice and the specialists involved.
Extensions, alterations and new homes, including sensitive sites in conservation areas. We explain what the council is likely to expect, what it may cost and where the risks lie, and we treat each instruction with discretion.

PROPERTY CONDITION & TECHNICAL ADVICE
We also advise on property condition, defects and technical due diligence, for purchasers, owners, investors, managing agents and freeholders. Inspections and investigations are carried out by suitably qualified surveyors and engineers we appoint, and their findings are brought together with any planning considerations into one set of clear advice.
Typical instructions include due diligence before an acquisition, investigation of cracking, damp or movement, condition reviews before renovation, and technical support for building management.
Property condition & technical advicePLANNING SUPPORT FOR YOUR PROJECT
A feasibility study or planning appraisal helps identify constraints, options and information gaps before you commit to the next stage. Where council feedback would help test the proposal, we can coordinate a focused pre-application submission.
We help define the planning case and coordinate the supporting documents within your appointment. This can include a planning statement, design explanation and specialist reports addressing heritage, water, ecology, transport, energy or amenity issues.
We review decision notices and help identify the evidence required for discharge of planning conditions. Responsibilities and submission stages are agreed so that the project team understands the next actions. Longer-running obligations, such as biodiversity net gain monitoring and travel plans, are covered by our after-permission services.
Find the scope, starting price, information requirements and report contents on each service page. For a wider overview, use our planning supporting documents register.

Tell us the deadline and send the available information at the outset. We assess what can be completed within the time available and identify any survey, data or coordination dependencies before confirming an appointment.
Changes to layout, use, scale or servicing may affect several specialist consultant reports. We review the implications and agree any additional work before revising documents. Please provide the updated drawings and explain what has changed.
The covers and contents pages are illustrative examples of the document format. The written section guidance explains what a report may contain. Your final document is tailored to the site, instruction, evidence and relevant planning requirements.
Validation concerns whether the application contains the information needed for the council to accept it for consideration. Approval concerns the merits of the proposal. A validated application can still require further evidence and does not guarantee permission.
No. A report provides evidence to help the decision-maker assess the proposal. The council or Planning Inspectorate determines the outcome, considering the proposal and relevant planning issues.

It involves reviewing a planning condition, preparing or coordinating the required information and submitting it for the council’s consideration. We agree which conditions and supporting evidence are included. Written approval should be tracked separately from simply submitting the documents.
Check the wording of each condition and the approved documents. Conditions can apply at different stages, and some require approval before specified work begins. We can help review the condition schedule and identify the submissions and dependencies for your project.
